Powertool recommendation for excavating around garage Water seeps into my freestanding 20 x 20 garage after it rains. The problem is the exterior ground is too high. One of the things I'm going to do is excavate down 18 inches around the perimeter of the garage, install a french drain and backfill with gravel. There's a slight forward slope to the yard from the high side in the back to the low side in the front of the garage - a 9" drop over 24' (the garage is flat and level) . So I'll run the drain out past the front to move the water away from the garage.
I've trenched my yard before and its back-breaking work with a shovel.
Question: Is there a recommendation on a power tool that would help? I thought about a trencher, but they're too narrow and won't let me get up next to the garage. Maybe a Hydraulic tiller to help break up the ground? Anything else short of a bobcat?

We need to get a "RPR" done on our property. I think that's what it's called, the survey map thing (?). We have added sidewalks and small pad and also moved the fence line so we need this done before we can sell. Any ideas on who to call? what it will cost?
